How to protect a Cabo home from the coastal climate
Coastal Baja is hard on buildings in a specific, predictable sequence. Knowing the order tells you where to spend.
Paint and protective coatings specified for a coast that destroys ordinary finishes.
Paint is the single cheapest decision that determines how a house in Los Cabos ages, and it is the one most often made on price. A coating chosen for a temperate climate can chalk within two seasons here: eleven months of near-vertical sun, salt carried inland on the afternoon wind, and a September that swings from 90% humidity to dust in a week.
We include Comex in Home & Living because it is the practical answer for the majority of homes on this coast — a national system with local availability, colour matching that survives a touch-up two years later, and specification support that matters more than the retail price of a bucket. When a property manager can get the same product, in the same sheen, in the same week, a maintenance programme becomes possible instead of theoretical.
What we would ask for before buying: the exposure of each elevation, the condition of the existing surface, and a primer chosen for that condition rather than for the finish coat. Most premature failures we see on this coast are preparation failures wearing a paint failure’s clothes.
